Hi everyone,

I'm looking for advice on house leveling. I have a 1950s pier and beam home that's showing signs of settling: doors sticking, floors uneven, and cracks in the walls. I’ve had a couple of contractors give me very different opinions, from shimming to full foundation support.

I'm trying to understand the best method that balances cost and long-term stability. Has anyone here gone through a similar process? What should I watch out for when choosing a contractor or solution?

Any input or shared experiences would be greatly appreciated.

Thanks in advance for your help!

I had a similar issue with my 1950s pier and beam house. Shimming worked temporarily, but the settling came back. Eventually, I went with a contractor who replaced some deteriorated piers and added concrete footings. It was more expensive but gave lasting results. When it comes to House Leveling Missouri City, TX (https://texasfoundationcompany.com/missouri-city-tx/), I’d recommend getting an opinion from a structural engineer before making any decisions. Also, make sure the contractor checks moisture levels and drainage around your home. Poor drainage was a big factor in my case. Choose someone with solid reviews and experience with older homes. Avoid quick fixes if long-term stability is your goal.
